Every package includes the walk-through, a firm price before we start, hot water extraction and the acid rinse. Rooms are up to 250 sq ft. Stairs and hallways are listed on the full price sheet.

Unknown, wool and pet-contaminated rugs stay outside the total until Kevin inspects them. Jute, viscose, art silk, sheepskin and hide aren't cleaned in the home.

Cards are fine. We take payment when the job's done and you've seen it. Hardwood and tile aren't on the list this year. Carpet and upholstery are, and they're done right.

If a spot comes back after we've cleaned, we come back and fix it. No charge, no argument.

What each one involves

The work behind the numbers

  • Carpet cleaning

    From $50 a room

    Hot water extraction with a measured process: pre-spray, agitation, extraction and an acid rinse that brings the carpet back toward neutral without leaving sticky cleaner behind.

  • Upholstery

    From $55 a piece

    Sofas, sectionals, chairs and mattresses. We test the fiber and the color first, because a microfiber sofa and a linen one want completely different chemistry.

  • Pet urine treatment

    From $35 a spot

    Urine is a salt that soaks into the backing, not a stain sitting on top. We find it, treat it with peroxide and enzymes, and tell you plainly if the pad is past saving.

  • Carpet protector

    $35 a room

    Applied after the clean while the fiber is open, so the next spill sits on top long enough to blot. Optional, and we'll say when it isn't worth it.

The hard stuff

Why the tough jobs cost more, shown plainly

Special problems take special tools and chemistry, and we'd rather show you what the money buys than hide it in a line item.

  • The sub-surface spot lifter

    A stand-on extraction tool that flushes the pad under the carpet, not just the fiber on top. A cleaning wand can't reach urine that's soaked through, which is why deep pet treatment is its own price: different tool, different chemistry, different job.

  • Chemistry matched to the stain

    Urine gets a peroxide-and-enzyme treatment built for uric acid. Red dye gets a reducing agent and heat. Coffee and wine get an acid-side spotter, because an alkaline cleaner sets tannin browner. The wrong chemical makes a stain permanent; that's what the per-spot price is really buying.

  • The rinse we prove

    Every carpet job ends with an acid rinse and a test strip on the damp carpet, shown before we leave. The goal is to bring the fiber back toward neutral without cleaner residue left to attract soil.

Some carpet is past cleaning, and we say so

Carpet with failing backing or loose seams, contamination beyond a reliable on-site treatment, and worn pile that a cleaning can't rebuild. We'll explain the limit before starting instead of charging for a result cleaning can't produce.
